This hotel is extremely shabby and in desperate need of refurbishment. It was dirty and smelly. The room had so many things wrong with it including broken toilet seat, tiles falling off the shower wall, broken furniture in room, windows not opening, paint peeling off the walls and ceiling - you get the picture! DREADFUL!!!!!!!!!!!!! The web site shows a well appointed room with a four poster bed. However the reality is very different. Very small dingy room with no view at the end of a maze of corridors. Stayed at this hotel for 1 night, thankfully thats all it was. We were well pleased with our week's stay at the Learmonth. Our room was large, beds weren't luxurious but adequate, cleanliness good, the location convenient, and the staff friendly and helpful. No, it's not a 5-star hotel but neither was the price. I found nothing "tatty" about the property whatsoever. I would gladly stay there again. more

The Learmonth Hotel is a 15 min walk down Queensferry Rd, not too far from City Centre by any means. Theres also a bus stop right outside the hotel that will get you into town quickly.
